Landlords · HMOs · private lets

The tenant calls you. You call us.

Leaks, no heat, no power, failed locks. One desk across all 32 London boroughs. Visit charge agreed before anyone attends.

What landlords actually send us

  • Tenant reports a leak under a basin or in a shower.
  • No heating in a let — Gas Safe attendance, parts quoted first.
  • Lock-out or failed cylinder. Access first, then the replacement.
  • Void list: taps, sockets, making-good, a bathroom that leaked.

What you get from the desk

24/7 line

Same number as the rest of London. Evenings and bank holidays.

Visit charge first

Agreed before anyone is sent. The form does not dispatch.

Photo notes

What was found and what was done, so you can tell the tenant.

Spend cap

Tell us the cap on the call. Extra work waits for your yes.

Voids

A list of small jobs quoted after a visit, not from a photo dump.

Making-good

Plaster and decor after the leak is stopped — not a full refurb by stealth.

Questions landlords ask

Do you deal with the tenant directly?

We can, if you give us the access name and your spend cap. Notes still come back to you.

Is £85 the landlord rate?

No. £85 including VAT is the small accessible first-visit floor where eligible. Out-of-hours and extra work are priced on the call.

Will the form send someone tonight?

No. Call 020 4571 4235 with the postcode if water is running, heat is down or a tenant is locked out.

Do you let the property or collect rent?

No. We are the works desk. You stay the landlord or the agent.
