The right firm. Not a guess.

We work with law firms and solicitors on the document that is blocking the building. We coordinate. We are not a law firm.

How it works

We pick the adviser the job needs.

  1. 01

    Name the block

Party wall, licence, lease, planning, a dispute mid-works. Say the building and the paper that is stuck.

  2. 02

    We instruct the firm

A solicitor or specialist who already does this work. Not a friend of a friend, and not us pretending to practise law.

  3. 03

The works stay tied to it

Advice comes back in writing. The contractor waits on that, not on a WhatsApp opinion.

What we bring a firm in for

  • Party wall

Awards, notices and the surveyor the neighbour will actually accept before a wall comes down.

  • Licences to alter

The freeholder pack: drawings, method, insurance, and the solicitor who files it.

  • Leases

What the lease lets you do to the flat or the building, before the contractor is booked.

  • Planning counsel

When the borough argument needs a barrister or planning solicitor, not a contractor guess.

  • Works disputes

Access, defects, and the letter that has to go out while the building is still mid-job.

  • Conveyancing intros

Buying or selling around works. We introduce a conveyancer. We do not do the completion.

What we do

  • Find the regulated solicitor or firm that matches the document
  • Send them the drawings, the lease, the notice, the photos
  • Keep the contractor and the desk on the same advice
  • Pay and schedule the works only when that advice says go

What we do not do

  • Give legal advice ourselves
  • Hold ourselves out as a law firm or solicitors
  • Promise a neighbour, a freeholder or a court will agree
  • Start strip-out while a notice is still unsigned

You still sign with the solicitor.

The client of the law firm is you. Their retainer, their invoice, their duty. Mayfair stays on the building so the advice and the works do not drift apart.

Private homes and commercial buildings. London first, and the same model anywhere the document sits.

Development legal, as a service line

Instruct

Tell us the paper that is stuck.

Address, the document, and who already has a solicitor if you have one. We come back. Call 020 4571 4235 if it is already holding the works.
