The certificates and duties a let or occupied building is expected to hold. We name what is missing and get it done.

Private

For the owner, the landlord, the home.

What clients ask for

  • Gas safety

    CP12 for let homes, and gas safety for commercial plant. A Gas Safe engineer. Annual for most lets.

  • EICR

    Electrical installation condition report. Typically every five years on a let, sooner if the last one failed.

  • EPC and MEES

    Energy certificate, and whether the building can still be let under the minimum rating.

  • Fire risk assessment

    Required where the building has common parts, staff or paying occupiers. Actions, not a PDF that sits in a drawer.

  • Smoke and carbon monoxide alarms

    The alarm standard on a let. We check they are present and that they work.

  • Fire doors, alarm and emergency lighting

    The systems a block or an office is expected to test and record.

  • External walls

    FRAEW where the wall build needs it. We do not call every building a cladding job.

  • Asbestos

    Management survey before you drill, strip or refurbish a building old enough to have it.

  • Legionella

    Water risk assessment for blocks, offices and any system that stores or heats water.

  • HMO and property licensing

    Whether the let needs a licence, and the conditions the council attached.

  • Building Safety Act

    Higher-risk residential buildings: the accountable person, the safety case, the information that has to exist.

  • PAT, lifts and air conditioning

    Portable appliance tests, LOLER on lifts, and TM44 inspections where the air conditioning qualifies.

Legal

Compliance is instructed in writing. If the job needs a contract, a lease consent, a licence or a party wall award, we coordinate it with the adviser who is allowed to give that advice. We are not a law firm.

Compliance

If compliance touches gas, electrics, fire, structure, asbestos or a building you let, the certificate or the duty is named before anyone starts. It is not left until the end.
